The Perth CBD residential market is almost entirely apartments, and it behaves unlike any other pocket in the metro. Value here is set less by suburb and more by building: the tower, the floor, the aspect, the strata levies and the amenity. Two apartments 200 metres apart — one in a 1990s block off Hay Street, one in a recent tower near Elizabeth Quay — can sit in completely different price brackets.

Buyers split into three groups. Owner-occupiers who want the walk to work, Kings Park and the river. Investors comparing gross yield against Rivervale, East Perth and Northbridge. And downsizers trading a suburban block for a lock-and-leave with a view. Each responds to a different pitch, and a campaign that speaks to all three without choosing one tends to land softly.

Two practical things move CBD results more than sellers expect. Car bays trade almost as a separate asset — a titled bay can add materially to an apartment's value, and a campaign that buries it in the feature list is leaving money behind. And timing against new stock matters: when a developer releases a nearby tower with incentives, established apartments compete against brand-new product with stamp duty concessions attached. Buyers and their brokers research towers before they research apartments. Strata health, defect history, levy trajectory and short-stay density all move the number a buyer is willing to write. A campaign that gets ahead of these questions holds its price better than one that waits to be asked.

Aspect and level, not just floor plan

A north-facing 20th floor with river glimpses and a south-facing 4th floor with the same internal layout are not the same property. Comparable-sale analysis has to be done at the building and stack level, not the suburb level.
