Leederville is small, tightly held and disproportionately in demand. The Oxford Street strip — the Leederville Hotel, the cinema, the small bars and cafes around the town centre — gives the suburb a pull that extends well beyond its size, and the residential streets behind it hold some of Perth's best-preserved workers' cottages and Federation homes.

Stock is the defining constraint. Relatively few homes come to market in any given quarter, and buyers who miss one commonly wait months for the next. For a seller, that is a strong position — but it is also the situation where the most value is quietly lost, because a home that would have drawn four competing buyers gets sold to the first one who moved quickly.
