How we determine the Market Pulse

A score from 0 to 100, where 0 is a strong seller’s market and 100 a strong buyer’s market. Each input is scored twice — on its level today, and on its momentum against a year earlier — because the two can disagree, and momentum is what a seller actually experiences.

Months of supply
Active listings divided by average monthly sales. Under 1.5 months favours sellers; over 6 favours buyers.
Median days to sell
Under 15 days favours sellers; over 60 favours buyers.
Price direction lower weight
Change in the median house price over twelve months. Carried at lower weight, because a rolling 12-month median lags by construction and keeps climbing after conditions have turned.

Perth shows why momentum matters: 23 days on market is fast by national standards, yet roughly double the figure a year earlier. A score built on levels alone would call that a strong seller’s market on a page showing listings at more than double last year’s.

Limitations

Everything here covers the Perth Metro region unless stated. Monthly sales use actual calendar-month totals where REIWA publishes them; active listings and rental availability are final-Sunday stock observations. Rolling medians lag turning points by design. A metro median tells you about the market, not about your house — the only way to price a specific property is to look at comparable sales in your street. We do that for free.
