Understanding Transfer Duty in Western Australia

In Western Australia, stamp duty is officially called transfer duty. It is calculated on a sliding scale based on the dutiable value of the property — typically the higher of the purchase price or market value.

In addition to transfer duty, buyers also pay a mortgage registration fee if taking out a home loan. Both are typically paid at or before settlement through your settlement agent.

First home buyers in WA may be eligible for a full or partial exemption from transfer duty on properties up to $600,000, with a concession applying between $600,001 and $750,000. The First Home Owner Grant of $10,000 may also apply to new builds.

Settlement Agent Fees

A licensed settlement agent or conveyancer handles the legal transfer of ownership. Fees typically range from $1,500 to $2,500 for a standard Perth residential property.

Building & Pest Inspection

Strongly recommended before purchasing any established Perth home. A combined building and timber pest inspection typically costs $400–$700 and can reveal issues that affect price or your decision to proceed.

Lender Fees

Some lenders charge application, valuation, or loan establishment fees. These vary by lender and product — your mortgage broker can help identify and minimise these costs before you apply.

Council & Water Rate Adjustments

At settlement, council rates and water rates are adjusted proportionally between buyer and seller. Your settlement agent handles this automatically — but factor it into your budget when planning your purchase.

As a general rule, budget an additional 4–6% of the purchase price on top of your deposit to cover all upfront buying costs in Perth.

Stamp duty in Western Australia — officially transfer duty — is one of the most significant costs when buying a Perth property. On a $750,000 home, general transfer duty is approximately $28,453.
