    Where the sales data comes from

    Our own sales database, which also drives the Sales Map. It is the source of truth for our record. Where a portal shows a different figure, the difference is usually a sale recorded under a previous agency, or a price the seller asked us not to publish.

    Undisclosed prices

    Some sellers choose not to publish their sale price. Those properties count in the number of homes sold but contribute nothing to value or savings totals. This makes every dollar figure on this page conservative — the true totals are higher.

    The commission comparison

    Real estate commission in Western Australia is deregulated and negotiated between seller and agency — there is no official rate. We compare a Perth average selling fee of 2.44% against our 1.1%, a gap of 1.34 percentage points. All figures exclude GST on both sides.

    Every saving figure here is an estimate. It assumes each seller would otherwise have paid 2.44%. Some would have negotiated lower, some higher, and rates have moved across the years covered. We apply one flat rate to the whole period rather than guessing year-by-year averages, because a single stated assumption is easier to check than a dozen.
