The Suburb

Selling in North Perth.

North Perth has quietly become one of the inner north's strongest markets. The housing stock is genuinely mixed — interwar character homes on Fitzgerald and Albert Streets, post-war brick and tile through the middle of the suburb, and a steady layer of newer townhouse and villa development filling former single-block sites. That mix means two homes in the same postcode can attract entirely different buyers.

The suburb's median sits well above the Perth average, and buyers here are typically upgraders who have already sold, or families moving in from further north for the school catchments and the run into town. They are not casual browsers. They know the streets, they know what sold last month, and they will notice if a home is priced off comparable sales from the wrong side of the suburb.

The subdivision question is worth resolving before you list, not during. Much of North Perth sits under R-codes that permit additional dwellings, and whether your block qualifies — frontage, area, laneway or rear access — determines whether developers join the buyer pool. Getting that assessed early costs little and can widen competition significantly. Sellers should also know that North Perth is compared directly against Mount Hawthorn by most buyers, so pricing needs to hold up against what sold there last month, not just locally.

We are actively taking North Perth listings. Our agents have sold more than 1,200 properties across the Perth metropolitan area — every one of them plotted on our Perth sales map — and the campaign your home gets here is the same complete, full-service campaign, at 1% + GST.

Local Knowledge

What shapes a North Perth sale.

I

The character premium is real but conditional

Buyers pay for original detail — jarrah floors, high ceilings, leadlight, a genuine period frontage. They pay considerably less for a character home that has been renovated in a way that erased it. Presentation should show what survived, not just what was replaced.

II

Street matters more than suburb

Proximity to Hyde Park, the Fitzgerald Street strip and Angove Street shifts value block by block. A home three streets from the cafes and a home directly behind them are different products, and pricing them off a single suburb median leaves money on the table in one direction or the other.

III

Subdivision potential is a live question

Much of North Perth carries zoning that supports development. Where that applies, your buyer pool widens to include developers and builders — but only if the campaign actually surfaces the potential rather than leaving it for buyers to discover.
